Kissimmee and Davenport both offer plenty of choice for UK families planning an Orlando villa holiday. You will find homes with private pools, properties with games rooms and communities with shared leisure facilities in both areas.
Choosing between them takes more than comparing the names on a listing. Your journeys to the theme parks, nearby shopping options and the facilities you will use depend on the specific community and villa.
Start with your family’s holiday plans, then compare properties that fit them.
Compare communities rather than area names
Neither Kissimmee nor Davenport is a single, compact villa location. Properties carrying the same area name can have different routes to Disney World and other Orlando attractions.
In Kissimmee, Windsor Hills and Storey Lake illustrate why the community matters. Windsor Hills has its main entrance on Old Lake Wilson Road, near the western US192 corridor. Storey Lake is positioned around the Osceola Parkway and US192 area. Both are in Kissimmee, but their locations give you different routes and nearby shopping options.
The same applies in Davenport. ChampionsGate has access towards the I-4 corridor, while Highlands Reserve sits along the US27 corridor, near Berry Town Center. Their surroundings and routes are different, despite both being described as Davenport villa communities.
When comparing Orlando holiday villas through Debbie’s Villas, look at the community information and the accurate driving times provided on each villa listing page for all the major theme parks. These give you a clearer starting point than the town name alone.
Think about your Disney journeys
If Disney is the main focus of your holiday, compare journeys to the individual parks you expect to visit.
Walt Disney World covers a large area. A route that works particularly well for Animal Kingdom may offer a different journey to Magic Kingdom, EPCOT or Hollywood Studios.
Windsor Hills is worth considering if you want to explore a Kissimmee community near Disney’s western side. Storey Lake provides another Kissimmee option with access towards Disney via the Osceola Parkway area. In Davenport, compare the routes from ChampionsGate and Highlands Reserve against your planned park days.
Use a current map to check the community entrance and your actual destination. Then allow additional time for traffic, parking, security and reaching the park entrance. A driving time is only part of the journey.
If you expect to return to the villa for afternoon breaks, consider the full round trip. Leaving a park, reaching your car, driving home and repeating the process later can take a sizeable part of the day.
Factor in Universal Orlando
Families planning several Universal visits should compare those journeys separately rather than assume a villa that suits Disney will be equally convenient for Universal.
The established villa communities are generally around Disney, Kissimmee, Davenport, Clermont and Haines City. The areas surrounding Universal Orlando and SeaWorld are predominantly hotel accommodation, so journeys from these villa communities involve travelling further.
Check the route to the particular Universal park you intend to visit. Universal Studios Florida and Islands of Adventure share the main resort area, while Epic Universe is at a separate location.
For a mixed itinerary, compare your total travel across the holiday. A shorter Disney journey may matter most if you are visiting Disney repeatedly. If your days are divided more evenly between Disney and Universal, assess both routes before choosing.
Traffic on major roads, including I-4, can affect journeys from either area. Avoid treating a map estimate as a guaranteed arrival time.
Check supermarkets and restaurants
Easy access to groceries and meals out can make a difference during a self-catering Florida holiday.
For Windsor Hills, the nearby US192 corridor offers restaurants and shopping, with a Walmart on Old Lake Wilson Road. Storey Lake also has access to shopping and dining around the US192 area, with The Loop providing further options.
Around ChampionsGate, the village shopping area includes a Publix supermarket and restaurants. Highlands Reserve has access to Publix and dining options at nearby Berry Town Center.
Check the journey from the individual villa, not just the community boundary. Larger communities can involve additional driving before you reach the main road.
Be cautious about assuming “nearby” means walkable. Look at pavements, crossings, distance and the route itself, particularly if you are travelling with children. Florida heat and a large grocery shop can also make a short drive more appealing.
Decide which community facilities you will use
Both areas offer resort communities, but not every villa neighbourhood has the same facilities.
Windsor Hills has shared leisure facilities including a communal pool, children’s water play facilities and sports courts. Storey Lake offers resort facilities such as pools, lazy rivers and recreation areas, with access arrangements to check for your chosen property.
In Davenport, eligible ChampionsGate holiday rentals can offer access to clubhouse and water recreation facilities. Highlands Reserve has a different character, with a golf course setting and community facilities including a swimming pool and tennis court.
Check what your booking includes. Ask which facilities you can use, whether there are charges, and how far they are from the villa. A clubhouse within the same development may still require a drive.
Golf, food, drinks and some activities may be charged separately even where access to other amenities is included.
Understand private pools and shared pools
A private villa pool is for the guests staying at that property. It gives your family somewhere to swim and relax without travelling to a communal area.
A shared resort pool is used by other eligible guests and may offer additional features such as slides or a lazy river. It will have its own opening hours and rules.
These are different parts of the holiday experience. Check whether the property has a full-sized private pool or a smaller splash pool, and whether pool heating is included or available at an additional cost.
If your family mainly wants quiet afternoons around its own pool, the individual villa’s outdoor space may matter more than extensive resort facilities. If the children enjoy water play areas and shared activities, those facilities may deserve more weight.
Match the location to your itinerary
Consider how different families might approach the choice.
A family planning frequent Disney visits and afternoon breaks could shortlist Windsor Hills, then compare its routes and villas with other suitable communities in both areas.
A family splitting its time between Disney and Universal could compare Storey Lake, Windsor Hills and ChampionsGate using the specific parks on its itinerary. The decision should reflect the combined journeys, rather than a broad preference for Kissimmee or Davenport.
A group travelling with grandparents and planning several days at the villa could compare homes in Highlands Reserve with resort properties elsewhere. Bedroom arrangements, shaded outdoor seating and pool privacy may matter more than shaving a few minutes off occasional park journeys.
A family wanting clubhouse activities could shortlist Windsor Hills, Storey Lake and ChampionsGate, then check the facilities included with each property.
These are starting points for comparison, rather than rules about which area suits each type of guest.
Balance the location with your budget
Compare the total accommodation cost for the same dates and party size. Include compulsory charges and any extras you need, such as pool heating or baby equipment.
Then assess what the price gives you: suitable bedrooms, enough bathrooms, dining space, outdoor seating and facilities your family will actually use.
Do not assume Davenport is always cheaper or Kissimmee always offers a shorter journey. The property, community, dates and availability all influence the comparison.
If you need help narrowing the options, the team at Debbie’s Villas can help you weigh specific communities against your itinerary, accommodation requirements and budget.
Your location checklist
Before booking, check:
- The specific community and its guest entrance.
- Driving times to each Disney and Universal park you plan to visit.
- Nearby supermarkets and restaurants, including the actual route from the villa.
- Whether you expect to return home during park days.
- The private pool, outdoor space and seating arrangements.
- Which shared facilities your booking includes.
- The distance from the villa to the clubhouse or communal pool.
- Bedroom arrangements, bathrooms and the total rental price.
Kissimmee and Davenport both deserve a place on your shortlist. The right choice is the community and villa that work together for your family’s holiday.
